Community Information

Four Seasons at Beaumont is a 24 hour gated community for adults who are age 55 and over.  The community opened several years ago and is still being expanded by K. Hovnanian.  It is located in the San Gorgonio Pass between Mt. San Gorgonio and Mt. San Jacinto, just 25 miles west of Palm Springs, 30 miles east of San Bernardino, and 75 miles east of Los Angeles.  The community is west of Highland Springs Avenue and south of Interstate Freeway I-10.

The community will have approximately 2,000 single story homes at completion, attached or detached.  There are single family homes as well as condominiums available for those who desire a low maintenance style of living.  These homes are grouped into several categories: Monarch, Arbors, Heritage, Laurel, Landmark and Springdale.  They range in size from approximately 1,199 to 2,775 square feet of living space, with two to four bedrooms and two to three bathrooms.  The average lot size is 4,500 square feet.  The houses are priced from the mid $200,000's. 

Association fee ($205.00 a month - all detached homes) covers maintenance of lodges, extensive greenbelts and walking trails, flower gardens, water features, entry gates, pool and tennis courts.  Also includes recreational facilities and front yard maintenance and irrigation.  The maintenance of the garage entry (or rear yard) landscaping for Monarch Collection is also included.

Springdale Duplex Homes – HOA fee varies depending on the sizes.  Plan 1: $273.58, Plan 2: $279.00, Plan 3: $288.55.  Fee includes fire insurance, home exterior and roof maintenance, common ground maintenance and irrigation.

Community Facilities District (CFD):  Varies per collection: $1,009 - $2,011 based on the square feet of Living Area.

The climate is moderate year-round with more than 300 days of sunshine at the elevation of about 2400 feet above the sea level The area has an antique district, four-star golf courses, Las Vegas style gaming and a variety of shopping centers and professional services.  Clean air and blue skies prevail most days with temperatures averaging between 50 and 97 degrees.  Humidity averages 22% at noon and annual rainfall averages around 18 inches.  The temperature is approximately 15 degrees cooler than Palm Springs in the summer with cool nights and constant breezes.

The main hospital in the Pass Area is San Gorgonio Memorial Hospital on Highland Springs Avenue, just a few minutes away.  Redlands Community Hospital, state of the art facilities such as Loma Linda University Medical Center, Jerry Pettis Veterans Hospital and Riverside County Regional Medical Center are nearby, within a short 30 – 45 minute drive.
